How Concrete Interlocking Tiles Are Fixed

The concrete interlocking tiles used on Harrogate's post-war and 1960s–70s housing — Marley Modern, Redland 49, and similar profiles — are fixed to the roof by two methods. At every third or fourth course, tiles are mechanically fixed by driving a galvanised steel nail through a purpose-made hole or nib into the timber batten beneath. Between these fixed courses, tiles simply rest on the battens, held in place by gravity and the interlocking profile of adjacent tiles.

This system works well when new. The nails are the critical element — and galvanised steel nails have a finite life.

Concrete interlocking roof tiles have a design life of 40-60 years, but the galvanised steel nails fixing them frequently corrode and fail earlier in exposed conditions, causing tile slippage.

Why the Nails Fail

Galvanised steel nails installed in the 1960s and 1970s carry a zinc coating that protects the steel beneath from corrosion. Over time — typically 40–60 years under UK weather conditions — the zinc coating is exhausted and the underlying steel begins to corrode. The corrosion process produces iron oxide (rust) which is less dense than the original steel, causing the nail shank to expand slightly and then weaken progressively as the iron leaches away.

At a certain point, the remaining nail cross-section no longer has sufficient tensile strength to hold the tile against wind uplift. In a strong gust, the tile moves. Once it's moved once, it sits slightly out of alignment, water can track beneath it, and the next gust is more likely to displace it further.

Repair vs. Replace: The Honest Answer

Individual tiles can be renailed or replaced as they fail — this makes sense when nail sickness is confined to a small area (fewer than 10–15% of tiles), or where specific mechanical damage rather than general corrosion is the cause. The problem with treating nail sickness through repeated individual repairs is that it doesn't address the cause: every nail in the roof is the same age and deteriorating at roughly the same rate. Repairing one section this year means another section needs attention next year.

Once nail sickness is widespread — typically visible on more than one elevation, or where more than 15–20% of fixed tiles are affected — a full strip and re-roof with new tiles and new stainless steel or aluminium fixings is the correct and most cost-effective solution. The Right Time to Re-Roof
